Buying or selling real estate is a form of investing.  Just like the stock market buying real estate is a great way to make money and build a strong portfolio.  Different types of properties fit different investment needs.  Personal residences' are kind of like Certificates of Deposit (CD's)  you put money into it wait a specific length of time then pull your money out plus interest.  Small Rentals are also very similar to personal residences' because the cash flow created is usually minimal.  Commercial Properties are more likely to produce a real income as well as a long term dividend.  There are many factors to evaluate in making a decision about what type of real estate investment is the best one for you.  Purchasing Raw Land is a very speculative investment and as is typical with the nature of speculative investments gain have great rewards or very disappointing performance.  Re/max Equity Group is the largest seller of real estate in the Portland Metro Area

Residential property is acquired for two different reason.  The most common is because we want a place to live.  The other reason is for a income property.

Personal Residence

When you buy a home for yourself usually you think about your current needs only.  What I like to do with my clients is make sure that they think about their future needs as well.  That way they can determine how long they think they will stay in the property an set goals so that they can insure a good return on their investment.

  • We review the type of mortgage that is appropriate for there investment goal.
  • We review how the cash flow will work based on the loan type and amount.
  • We evaluate the length of time that they need to stay in the home in order to achieve the desired return on investment (ROI)

Income Residences'

When you purchase a residential property for non owner occupancy there are more issues to consider than needed when it is your primary residence.  The criteria have to do specifically with your goal of ownership.  Income properties can produce money short term, long term or both.  How you structure the purchase is critical to achieving your goal

  • First and most important about buying a residential property for non owner occupancy is that the mortgage criteria is different.
  • Tax laws play an important role determining the profitability of an investment, so I advise my clients to sit with their tax advisor an review any proposed purchase to insure that investment goals will be met.
  • Is the goal cash flow for income now or is it cover the mortgage so that in a couple of years you can sell and profit from appreciation?
  • Do you want to manage the property yourself, finding clients, maintaining property etc, or will you contract those things to others.
